roof replacement project updates
Residents are encouraged to check back often for updates and other pertinent info related to the roof replacement project started in August 2021 and resumed in April 2022. We will do our very best to communicate often and limit impact to residents.
Please consider the following when in or near the construction area:
- Check your (outside) parking space for nails before pulling in and out of the garage/space. Even if your parking area is still accessible (not taped off) during the day, you may consider utilizing guest parking to avoid hazards from above and to protect your vehicle.
- Top floor unit balconies may catch debris from removal of the old roofing materials. Protect your belongings and plants as necessary and check for nails before utilizing your balcony space. Valuables should be brought indoors while work is underway.
- Top balconies may also capture various construction debris (i.e. packaging, water bottles) during install. Please notify RPM if additional cleanup is required.
- To protect your privacy, keep window coverings closed while work is underway.
- Ladders (extended all the way to the roof) are not guarded at all times. Parents are reminded to be vigilant and keep children away from ladders to control risk of injury.

2/17/23
- Attention Villas at Big Trout Residents. The Carport roofing project has been completed and cars may regularly park in all carport spots. Painting and gutter replacement will be the next phase, and notice will be sent when those services are scheduled. Thank you
2/10/23
- Specialty Home Products will be finishing the install of carport roofs the week of February 13th - 17th depending on the weather. Removal of the last carport roofs will continue on Saturday the 11th. Your car must be moved out of these areas to avoid possible damage from construction debris and or getting blocked in by work equipment. Carports 1, 2, and 3 have been completed and residents can park in their assigned carports.

- Specialty Home Products will be starting to replace carport roofs the week of February 6th - 10th depending on weather. Please see attached map with the starting locations. Your car must be moved out of these areas to avoid possible damage from construction debris and or getting blocked in from work equipment.
8/15/22
- The new gutters are going to be installed on buildings; 20, 24, 25, 26, 27, 28, and 29 starting August 15th. The gutter install is dependent on weather as they cannot install in temps greater than 90. The painting crew will be in and out of the community doing final touch ups.
8/1/22
- We're unable to work in the extreme heat because the materials behave differently, which causes issues with installation.
6/30/22
- The painting will begin today 6/30, at the Villas, for all buildings that have had roofing completed, additionally those in buildings 30 and 22. The painting crews will be partially on your patio to remove and repaint parts of the decking, so we ask if you can either have all belongings inside or as close to the building as possible to prevent paint chips or drops from accruing on your property. Crews will be using lifts to get the painting done, and we please ask that you be cautious and courteous to our crews as they try to get this project done as quickly as possible.

- Roofing on Building #26 will begin either Tuesday (6/28) or Wednesday (6/29) this week. As a reminder crew's will be accessing your balcony to clean off debris and materials. If you would prefer they do not access your balcony to clean it off please let our office know. In order to minimize damages, make sure you cover or remove your personal items from your balconies, as to prevent any falling materials damaging your outdoor items. We also ask that your vehicles need to be moved from in front of your garage to prevent cars from being damaged by falling debris and allow the roofers to work efficiently. During this process as well, crews are moving large equipment around, and may limit access to your garage during working hours.
