The Villas at Big Trout is located in beautiful Liberty Lake. Here you have the feel of small town America, as well as the convenience and thrill of downtown Spokane just minutes away. With Idaho only ten minutes away, and British Columbia just a three hour drive, Liberty Lake is the optimum location for anyone who enjoys the great outdoors.

Postal Service: Mail delivery for The Villas is handled from the Liberty Lake station. Simply fill out the change of address form provided to you by the sales office and send it in. You have been shown where your mailbox is and how to use your key.

Avista Utilities: You may contact them at (800) 227-9187 to update the billing to your new address.

Refuse Service: This service is provided by Waste Management. Your Villa has been assigned a 32 gallon garbage can and Waste Management has been contracted to charge your service to the Big Trout Homeowners’ Association. Your weekly garbage pickup is Friday morning. Please return your garbage can to your garage or carport storage by end of day on Friday. Garbage pickup (32 gallon trash can) is included in your homeowner’s dues. If you elect to upgrade to a 64 gallon, please contact Rockwood Property Management to make the adjustment. You will be billed separately for the additional charge.

Phone Service: Your condominium has been pre-wired to provide telephone to your Villa. To have your phone turned on; contact Qwest Communications at (800) 244-1111 to schedule a time for installation. The cost of service will vary according to the type of service you require.

Cable TV Service: Basic Comcast cable T.V. is included with your monthly Homeowners’ Association dues. If you would like to upgrade your service you may contact your Comcast Representative at 1-800-COMCAST (266-2278).  When calling this number you need to choose option 1 and when speaking with the representative you need to mention "Bulk Account" as a new owner.  This gets you to the proper department for setting up your new account.  Additional charges for upgraded packages will be billed to you separately.  New account control boxes can be picked up at 1717 Buckeye, Spokane, Wa.

High Speed Internet: Your Villa’s workspace is pre-wired for high speed internet to use with an Ethernet cable. High speed internet is included in your Homeowners’ Association dues. For any questions or troubleshooting, please call Technical support @ 509-210-1003.

Homeowners’ Association: Rockwood Property Management manages The Villa’s at Big Trout. Their responsibilities include, but are not limited to, maintenance of both entries to the property, common areas, street lights, garage lights, homeowners’ entry lights, street cleaning, and snow removal in main drives as well as walk ways. Inspections are done on a regular basis but if you notice something that is missed, please contact your HOA at (509) 893-0800

Sewer and Water: Sewer and Water is included with your monthly Homeowners’ Association dues and is provided by the Liberty Lake Sewer District. If you notice any problems with water or sewer, please contact the LLSD at (509) 922-5443.
